An aging commercial strip mall on Greenback Lane near Auburn Boulevard is currently undergoing renovation to accommodate its newest tenant.
Chain link fencing has been set up at the 6201 Greenback Ln. property, and a “Love Laundry” banner recently appeared outside announcing plans for an early 2021 opening. The West Sacramento-based laundry chain has four other locations throughout the Sacramento area.
Owner Chris Wahnsiedler told The Sentinel the new Citrus Heights location will be the largest laundromat in Northern California and will feature state-of-the-art machines, cell phone charging stations, Wi-Fi, and TVs. Love Laundry will also offer drop-off, wash-and-fold laundry service.
Wahnsiedler said he chose Citrus Heights for his next location because of the population density, number of rental units, and number of households with children. He said other laundromats in the area were underserving customers.
“It was an industry that could use updating,” he said. “I thought there was a lot of low-hanging fruit when it came to existing laundromats. It seemed to me they ran it like it was still in the 70s and 80s.”
Love Laundry plans to offer machines that accept cash, coins, debt card, credit card, and Apple Pay. There is also a snack bar planned for the site.
The laundromat will occupy 5,500-square-feet out of the 8,000-square-foot center. Wahnsiedler is the new owner, and has plans to renovate the exterior and interior of the building. There will be space for two additional tenants once construction is complete.
The building was originally constructed in 1961, according to public information on Loopnet. The site has a net assessed value of $1,050,000, according to Sacramento County Assessor records.
The property has had an eclectic mix of businesses in recent years including a massage parlor, tax services, loan store, lingerie store, and iMaster Tek computer repair. All tenants appear to have vacated the building in advance of the construction project.
