Developer moving forward with 23-home subdivision in Citrus Heights

A long-stalled housing development off Sunrise Boulevard near Sayonara Drive is beginning to take shape, with heavy machinery and construction activity visible on the 4.8-acre site.

The development, known as Wyatt Ranch, will include 23 single family homes. Two homes will be built near Sunrise Boulevard and 21 more homes will be built on a new street, labeled “Wyatt Circle” on documents submitted to the city. Access to the development is on Lawrence Avenue, with apartments on Sayonara Drive bordering the project on the south side.

The city approved a 23-lot tentative subdivision map for the project in 2015, but activity at the site remained dormant. The City Council last month approved an amendment to an agreement related to the subdivision after the property changed owners from Mark and Dawn Swinger to Citrus Heights 23, LLC, a Utah-based company.

New signage from home builder CEC Homes can now be seen along Sunrise Boulevard. In addition to Wyatt Ranch, the home builder’s website also lists three other housing projects underway in Rocklin and Sacramento.

A phone call to CEC Homes on Friday was referred to a real estate agent, who did not return a phone call or email by Saturday night.

Although preliminary site work is still to be completed, homes are already listed for sale on CEC Homes’ website. Three, single-story plans are shown, ranging in size from 1,550 square feet to 1,654 square feet. Each includes a two-car garage, with two bathrooms and three or four bedrooms.

A fourth, two-story plan with 2,000-square-feet is also shown, featuring 2.5-baths and four bedrooms, along with a two-car garage. Lot sizes range from 5,000-square-feet to just over 10,000 square feet.

Marketing information highlights the development’s close proximity to the Sunrise MarketPlace business and shopping district, along with nearby Arcade Creek Park. Pricing starts at $484,900 for the single story plans and $569,000 for the two-story design.

A separately owned housing community is also being constructed by KB Home several blocks away, in Mitchell Village.
