Retail building on prominent corner in Citrus Heights sells for $8.2M

Part of a shopping center on a prominent corner in Citrus Heights was recently purchased for $8.2 million.

The Khol’s building in Citrus Heights, located at 6135 San Juan Ave. on the corner of San Juan Avenue and Greenback Lane, was recently purchased by a Texas-based real estate investment company, the Sacramento Business Journal reported. Several commercial real estate sites that previously listed the property for sale indicate listing prices around $10 million in 2024.

The almost-6-acre parcel has one 67,000-square-foot building that houses Kohl’s as the only tenant. Kohl’s opened in 2009, according to online records. Prior to Kohl’s, 6135 San Juan Ave. was home to Mervyns before the prominent clothing chain went bankrupt in 2008.

Mervyn’s filed for Chapter 11 bankruptcy protection in July 2008 and, shortly after, in October 2008, announced it would liquidate all remaining stores. The retailer shuttered its remaining locations by the end of 2008, with final closures extending into early 2009.

Sacramento County records show the building was built in 1974.

The Kohl’s location in Citrus Heights has been spared from a list of closures announced last year that included a Kohl’s near Arden Fair mall in Sacramento.

The property shares multiple prominent tenants, including Ross and Burlington Coat Factory, and is in close proximity to other shopping centers on opposite corners with Sam’s Club and Safeway.
