Local gas station hits market with $11.5M price tag.

A gas station previously owned by a prominent local businessman in Citrus Heights and then taken over by ARCO AM/PM last fall, has been listed for sale with a price tag exceeding $11 million.

The long-standing gas station on the corner of Sunrise Boulevard and Old Auburn Road recently underwent a full remodel, completing its transformation from a family-owned Pastor’s Valero gas station to the ARCO AM/PM brand. The gas station was closed for several weeks during a remodel phase, multiple residents and one of the former owners and operators confirmed.

Following its remodel, the property was recently listed for sale on commercial real estate site LoopNet for $11.5 million. The listing indicates that over $2 million has been invested by the tenant into remodeling the gas station and that there is currently a 15-year lease.

After 50 years in operation, Pastor’s Valero gas station and Espresso Bar closed its doors at the end of July 2025. Soon after, ARCO opened and began operating in the beginning of August, but a full remodel didn’t take place until later into the winter.

Leading up to the gas station’s closure and transition, all merchandise inside the store had been heavily discounted. Gas prices were also slashed days prior to closing in order to deplete the gas in preparation for the new owners.

Businessman Randy Pastor’s parents purchased the Texaco gas station in 1975, and the business remained within the family, with Pastor’s daughter and son-in-law also helping to run the store until its closing last year.

“Four generations of my family have worked together to create a thriving business built on great service and honesty. We have been blessed with amazing, loyal customers, who we owe so much of our success to,” the Pastor family wrote in a July 25, 2025 post on their social media page.

Pastor’s daughter confirmed that the family will continue operating the recently purchased Citrus Heights Car Wash, as well as an auto care center, and that they still plan to rent Penske trucks.
