4.5-acre residential infill property hits market for $3M

A four-and-a-half-acre vacant parcel on Sunrise Boulevard has been listed for sale at $3 million, with proposed development plans included in listing materials seeking to build an assisted living facility.

According to commercial real estate site LoopNet, the property for sale, located at 8220 Sunrise Blvd., is being marketed as a residential infill site and is zoned RD-1, which allows for multiple-family dwelling development.

A conditional use permit was previously approved in 2013, and construction documents are “finished and ready for submittal,” the listing states.

Additional information lists a proposed 72,000 square-foot, two-story, 60-bed assisted living facility connected to a single-story, 32-bed memory care center as a suggested development for the vacant lot.

An illustrated site plan included in sales materials shows aerial designs for the assisted living apartment complex with walking paths surrounding the perimeter. Designs also show a green space in the front of the complex, with walking paths and drought-tolerant native shrubs and flowers. 3D building mockups show a two-story apartment building with balconies available on some second-story units.

LRS Paul Boundy Architects is listed as the architect, and JTS Engineering Consultants Inc. are listed as consultants for soil and geotechnical consultants.

The Hamlin Company states in their sales materials that though the information obtained for the listing is deemed reliable, buyers are “cautioned to make an independent investigation of the property” and “no guarantee of accuracy and completion is made, either expressed or guaranteed, by the Hamlin Company and its seller.”

The land totals 4.55 acres and is surrounded by existing residential neighborhoods. The asking price equates to $659,340 per acre.

According to the California Master Plan for Aging, California’s senior housing goals, aim to ensure affordable, accessible, and diverse housing options for older adults by 2030, by increasing the amount of ADU’s and assisted living facilities, preventing displacement, creating intergenerational housing, and integrating supportive services like transportation and care.

Several senior living facilities exist in Citrus Heights, including Oakwood Hills Assisted Living, The Courte in Citrus Heights, Citrus Pines. Citrus Heights Terrace, and others. The city also has a handful of retirement facilities.
