Wondering why there’s three hotels shown in conceptual plans for redevelopment at Sunrise Mall, or whether there will be space for the weekly Farmer’s Market to continue?
Following a two-week period of online engagement regarding the future of Sunrise Mall, the City of Citrus Heights has released a compilation of questions and answers related to the future of the 100-acre commercial property.
Below are condensed questions and answers published in a 36-page document at SunriseTomorrow.net. Answers listed are from the city.
Will there be underground parking? “The project team is analyzing the projected parking demand and determining an appropriate number of spaces. We’re also looking at ways to reduce the visual impact of the parking required. Some spaces may be located underground, but in general that is much more expensive and cost prohibitive.”
Why not more parks instead of parking? “The plan does dedicate about 30% of the site area for open space, and there will be space for kids to play in the proposed community park.”
Will there be a spot for the Farmer’s Market? “Yes there will definitely be space for the Farmers Market! We’ve heard from many community members who love the farmers’ market and the Specific Plan would create multiple spaces for the market and similar events.”
Will parking be covered with solar? “The project is looking at opportunities for solar incorporated into buildings. As part of the next phase of work, an Environmental Impact Report will be created to document potential impacts and mitigation measures.”
What kind of events will there be? “The exact event program will be determined once the project has been built, but we envision a variety of events year-round from the farmers market, to holiday celebrations, to live entertainment.”
Why more office space? “The market study conducted by the project team suggests there is significant demand for office space in the area, especially for businesses in the health care and tech sectors. The plan is also flexible to accommodate change over time and is designed to be built out over 20 years.”
Will the theater proposed accommodate first-run showings, or remain as a $4 theater? “The plan incorporates space for a theater but the operation of the theater (including ticket prices) is not determined.”
Will there be a safe walking path for “mall walkers” to continue to use? “The Sunrise Tomorrow Specific Plan includes a ‘Green Loop’ around the entire project for walking and biking in addition to expanded sidewalks for a safe, walkable environment.”
Will Main Street be closed to vehicle traffic? “The Sunrise Tomorrow Plan creates twice the space for pedestrians as cars on Main Street, and is designed to be closed for events and activities to take place in the street.”
Why a music venue near housing? “The exact location of the music venue is still to be determined, this is one example of where it might be.”
Three hotels, what are you thinking? “According to our market study conducted by the project team there is significant demand to support the three hotels and bring a needed amenity to the Citrus Heights community.”
Instead of a hotel, what about a community garden for the local residents? “The good news is that because the site is so large, we’re actually able to include both! Our market study showed that it would be feasible to build the hotels, and we have space for community gardens along the south edge of the site.”
Will US Bank remain? “Whether existing tenants like US Bank will remain is up to the tenants and the property owners.”
Will Sunrise Rollerland be demolished? “Sunrise Rollerland is outside of the Sunrise Tomorrow Specific Plan area. No changes to are proposed to Rollerland as part of this project.”
