A large vacant parcel near the corner of Antelope Road and Roseville Road has been listed for sale for $2.7 million, with marketing materials highlighting the property’s potential for high-density residential or commercial development.

The 5.28-acre piece of land is directly adjacent to 5873 Antelope Rd., home to a recently constructed ARCO gas station and Sonic Drive-In restaurant near the busy intersection.

The commercial real estate listing indicates the property is in Citrus Heights. Google maps and Sacramento County Assessor’s Office parcel viewer maps show the property is technically located outside city boundary lines in unincorporated Sacramento County.

According to the commercial real estate listing, the parcel is zoned RD-40, which allows for high-density residential development and provides flexibility for other uses. Marketing materials state the property is “ideally suited for multifamily, medium density single family residential, retail or other commercial development.”

A parcel map shared on the real estate listing shows that portions of the parcel are accessible from both Antelope Road and Roseville Road.

The listing describes the parcel as a “rare infill opportunity” within an established urban corridor. Nearby shopping center anchors include Home Depot across the street, along with a Walmart Supercenter. A Starbucks and other eateries and restaurants are located across Antelope to the south. The vacant land is also located directly adjacent to several residential neighborhoods.

Traffic count data from both Sacramento County and Citrus Heights indicate the intersection receives heavy traffic flow in both the eastbound and westbound directions, with vehicle counts in the 40,000 to 50,000 range daily.

The neighboring ARCO and Sonic Drive-In restaurant officially opened in the fall of 2025.
