A commercial office property along Auburn Boulevard in Citrus Heights has been listed for sale for $2.05 million, according to a recent commercial real estate listing.

The property, located at 8350 Auburn Blvd., consists of a two-story office building totaling 18,000 square feet. The complex sits on roughly 1.76 acres on a corner lot at Auburn Boulevard and Twin Oaks Avenue, and is being marketed as both an investment opportunity and a potential owner-user property.

The building, identified in the listing as Comstock Building II, was constructed in 1985 and currently has multiple tenants occupying office suites. According to the listing, the building is about 60 percent leased, with two suites anticipated to become available in May 2026.

The listing describes the building as featuring 60 parking spaces, monument signage, partitioned office suites, and a central courtyard area. Photos show the courtyard as brick-laid, with stone circular tables and benches. Many of the entrances are also brick-laid.

Marketing materials also note the property’s proximity to Interstate 80 and Auburn Boulevard commercial corridors.

The property is listed through Colliers broker Scott Bennett and was posted on LoopNet in early May. The online listing states the property may appeal to investors seeking rental income as well as businesses looking to occupy part of the building while leasing remaining space to tenants.

Recent improvements have been made to sidewalks adjacent to and surrounding the property, through Phase 2 of the Auburn Boulevard Complete Streets Project expected to be completed later this summer.

The infrastructure project includes major roadway upgrades and improvements to Auburn Boulevard, such as undergrounding of utilities, and beautification, with the addition of new lighting, new trees, and other plants along sidewalks and in the median.

The office building for sale is located within a mixed commercial corridor that includes retail centers, service businesses, and other professional office uses, including another office complex across the street, a shopping center with restaurants within walking distance. A food truck plaza is also under construction directly across the street from the office complex for sale.
