Popular Thai restaurant in Citrus Heights listed for sale at $158K

A long-established Thai restaurant in Citrus Heights is being offered for sale for $158,000.

Nina Kovalyov with Capital Commercial Real Estate and Business could not be reached for comment. The listing does not specify the name of the restaurant, but a photo included in the listing matches the appearance of the inside of Thai Orchid.

The restaurant, located in the Copperwood Square shopping center, has operated at its current location for over a decade, and occupies an approximately 2,000-square-foot space, according to a listing on commercial real estate site BizBuySell.com.

The restaurant sits in a shopping center along Sunrise Boulevard, and the listing highlights consistent foot traffic and a mix of other established nearby businesses.

According to the listing, the restaurant includes a complete kitchen and dining area, allowing a buyer to continue the existing Thai food concept or rebrand the space for a different cuisine. The restaurant operates with three employees, including two full-time and one part-time staff member, and is currently owner-operated.

The property is leased through Dec. 4, 2027, with a current rent of $4,600 per month. According to the listing, the owner is moving out of state, and the seller has offered to provide training during the transition period.

Thai Orchid is located at 6974 Sunrise Blvd. Hours of operation are listed as Tuesday through Friday from 11 a.m. to 2:45 p.m., and 4:30 to 9 p.m., Saturday from 4 to 9 p.m., and Sunday from 12 p.m. to 2:45 p.m. and 4;30 p.m. to 9 p.m. The restaurant is closed on Mondays.

The Copperwood Square shopping center is anchored by Foodmaxx and Planet Fitness, and also includes Dollar Tree, a dance studio, pet salon, Sally Beauty supply store, Country Waffles, R Vita Cantina and Starbucks.

A new bakery and a Mongolian Barbecue restaurant are in the works for one of the buildings near Starbucks, as previously reported by The Sentinel. The center also includes an additional Honduran eatery called El Boritracho, and another Asian restaurant called Temple Garden.
