A local memory care facility has been sold for $7.6 million, helping the center avoid legal trouble.
The Courte at Citrus Heights, at 6825 Sunrise Blvd., recently sold to EDJEN LLC for $7.6 million, according to a Sacramento Business Journal report, helping the senior care center to avoid a receivership threatened in a lawsuit filed early last year. A receivership involves a neutral third party being appointed by a court to manage, stabilize, or sell a property or business.
The 48-bed memory care facility was previously listed for sale in early 2025, according to prior reports. The listing has since been removed from the commercial real estate site LoopNet. According to the previous listing description, Hilco Global Real Estate was accepting bids for the memory care facility until June 12, 2025.
The 27,768-square-foot senior living community located on Sunrise Boulevard specializes in memory care, helping patients with Alzheimer’s and dementia. The facility opened in late 2016 after being approved in early 2015.
A lawsuit was filed against the facility in January 2025, in which Beyond Loan 5 LLC alleged a loan default of over $9 million. An amended motion filed in February 2025 in Sacramento County Superior Court asked the court to appoint a receiver to manage the facility, with agreement from the borrower. The suit stated that a receivership would avoid formally foreclosing on the property.
The suit was later dropped by the lender while Hilco Global Real Estate worked to find a buyer for the property throughout last spring and summer, reports said.
A website for the senior care center, which was once active under Frontier Senior Living, appears to no longer exist. A new Courte of Citrus Heights website through “A Place for Mom” currently lists The Courte of Citrus Heights under a new name, Elim Courte Citrus Heights, as one of their senior living centers with memory care services.
A Place for Mom is an online directory of senior facilities, including assisted living, independent living, and memory care centers, and provides addresses, lists of services, available amenities, and reviews of facilities. No price points are listed for rooms offered.
