Long-vacant Citrus Heights gas station briefly listed for sale at $850k

A former Valero gas station at 8244 Auburn Blvd. has been taken off the market after being listed for sale briefly last month at $850,000.

Moe Alnaggar, a representative for the property, told The Sentinel by phone Thursday that he took the property off the market, pending repair work. He said he’s still early in the process of getting bids and has not started the permit process.

The property has long-been a source of complaints from residents for bringing a blighted appearance to the high-traffic boulevard. Alnaggar said he is considering retaining the property and reopening it at a later date, with a goal to make improvements to the site that will benefit the area.

“We’re trying to make it a cleaner spot,” he said. “Even if we decide to reopen, we’ll decide to do it without alcohol, so it’s a safer place.”

Commercial real estate listing site LoopNet shows the 1,664-square-foot single-story building sits on just under a half-acre lot. The property type was listed as retail, service station.

Another abandoned gas station also sits on Auburn Boulevard, near Antelope Road. That location was approved in 2018 to become a pizza drive-thru, but work at the site never occurred and the property has since been listed for sale.
