Citrus Heights property with prominent donut shop sells for $1.45M

A property located on Greenback Lane, which houses a long-established donut shop, recently sold for $1.54 million.

Dominic Mazzoni with Marcus and Millichap told Sacramento Business Journal that the previous owner had owned the property for several decades and that the fully leased property has performed well. The property encompasses addresses 7041-7045, which includes tenants of Donut King, The UPS Store, and Verizon Wireless.

The UPS Store recently extended its lease and is revamping its space, according to Mazzoni.

Donut King, a prominent fixture at the corner of Greenback Lane and San Juan Avenue, has been operating 24-hours-a-day for over three decades. Business owner Van Hong took over the business from his older brother just before the coronavirus hit, in an effort to keep the long-running shop open.

Hong told The Sentinel in 2020 that the original owner, a friend of the family, took over the location, a former Winchell’s Donuts, in the 1980s, and little has changed over the years. His brother later took over the shop and maintained the original Winchell’s lighting, tables, and wallpaper, which can still be seen inside the shop, along with the original display case.

Hong immigrated to California from Cambodia with his parents and four siblings at the age of 12. His parents recently passed away, Hong said in 2020. His father was in his 80s and mother in her 90s. Hong credits his longtime customers with helping the business stay afloat during the COVID-19 crisis and said he was grateful for the support.
