Unusual mixed-use property listed for $725K in Citrus Heights

Listed at $725,000, a nearly half-acre property on Walnut Drive in Citrus Heights with unique architectural features has been placed on the market, combining a commercial building and a remodeled residential home on the same parcel.

The property, which includes a red building with a steepled roof, is located at 7522-7524 Walnut Drive. According to the listing, the site includes a 2,040-square-foot commercial building along with a separate 1,431-square-foot residential structure.

The commercial building was built in 2011 and includes a large open workspace area, two offices, a conference room, a break room, and two restrooms, according to online marketing documents.

Additional features highlighted in the listing include LED lighting, vaulted ceilings, updated HVAC equipment, and monument signage visible from Walnut Drive.

The separate residential structure on the property includes three bedrooms and two bathrooms and has reportedly been remodeled with updated finishes. The listing does not indicate whether the house is currently occupied. Sacramento County Assessor’s Office shows the building was constructed in 1969.

The property falls within the city’s Special Planning Area zoning district under the Auburn Boulevard Plan, the city’s long-term redevelopment framework for the Auburn Boulevard corridor. The plan has guided redevelopment, infrastructure improvements, and commercial investment along Auburn Boulevard for several years.

The structure with its high steepled roof resembles another property across the street, this one a breakfast and lunch restaurant called the Lodge coffee shop, which is recognizable by its blue high-steeple roof.

Walnut Drive sits just off Auburn Boulevard, one of Citrus Heights’ major commercial corridors, where major infrastructure updates are nearly complete.

Planned improvements have included new and repaired sidewalks, undergrounding of utilities, storm drain repairs and upgrades, road resurfacing and restriping, the addition of new street lighting, trees and shrubs, new medians, new turn pockets, and the installation of new and upgraded signal lights at intersections along the boulevard.

LoopNet records show the property first appeared on the market in late April 2026.
