A proposal to build a new 19-home subdivision near the intersection of Old Auburn Road and Wintergreen Drive is currently under review by the City of Citrus Heights.
The project, identified by the city as the Wintergreen Subdivision, proposes to create a 19-lot single-family residential subdivision on vacant land surrounded by existing neighborhoods. The application was submitted as a tentative subdivision map, which is a preliminary stage.
According to plans filed with the city by applicant Ponderosa Homes II Inc., the subdivision proposes to include 19 detached homes served by a new internal street connecting to Old Auburn Road.
The tentative subdivision map posted on the city’s website shows a single entrance from Old Auburn Road leading into the neighborhood, with homes arranged along both sides of the roadway and a cul-de-sac at the southern end of the property.
The proposed lots vary in size, with several larger lots located along the western edge of the site. Sidewalks are shown along the internal roadway, and the plans indicate that utilities and other infrastructure would be installed as part of the subdivision.
A separate preliminary landscaping plan also submitted for the parcel under review includes plans for adding street trees throughout the development, as well as perimeter landscaping and decorative planting areas near the neighborhood entrance.
The landscape plan also shows additional trees and shrubs along portions of the project boundaries intended to provide screening from surrounding residential properties.
The property is currently undeveloped and is bordered by existing homes to the east and south. Old Auburn Road forms the western boundary of the project area.
The tentative map also appears to show the subdivision would encompass 4.79 acres, with a little over an acre of that coming from a lot line adjustment with the neighboring parcel to the west.
The neighboring parcel was the subject of scrutiny from the community and the city last year, where an abatement warrant was served at the property due to code enforcement issues with dozens of “nuisance” vehicles parked at the property.

City records show the application is still listed as under review, and a public hearing before the Citrus Heights Planning Commission has not yet been scheduled.
Before the project could move forward, city staff will complete their review of the tentative subdivision map, environmental documentation and other required materials. The Planning Commission will then consider the proposal at a future public hearing, where nearby residents will have an opportunity to provide comments.
No information regarding home prices, floor plans or a construction timeline has been released.
The applicant for the project is Ponderosa Homes II Inc.
