Listed at $1.649 million, an office and medical building on Greenback Lane in Citrus Heights has been placed on the market, offering more than 7,600 square feet of space for a potential owner-user business. The property is located at 7520 Greenback Ln., near the intersection of Greenback Lane and San Juan Avenue.

According to the listing, the single-story building totals approximately 7,664 square feet and sits on three-quarters of an acre. The building was constructed in 2006 and is being marketed primarily toward medical, office, financial service or personal service users.

The asking price equates to about $215 per square foot. Public property records included with the listing show the site has a 2025 assessed value of $2.1 million, including both land and improvements made to the property.

Marketing materials describe the building as having a reception area, 11 private offices, a conference room, breakroom and four private restrooms. The site also includes on-site parking, monument signage and outdoor seating areas. 

The property had previously been listed for lease before being placed on the market for sale this summer. Earlier leasing materials advertised the building as move-in ready with full build-out improvements already in place. Leasing information also highlighted skylights, large windows and above-standard ceiling heights designed to bring more natural light into the office space. 

The prior lease listing stated the property was available at a rate of $18 per square foot annually, or roughly $11,500 per month, before expenses. Furniture within the office was also noted as potentially available for purchase. 

The office building is located near several major retail shopping centers, restaurants and service businesses along Greenback Lane. Demographic data included with the listing estimates a population of nearly 158,000 residents within a three-mile radius of the property.
