A Citrus Heights property featuring three separate residential units on a single parcel recently hit the market for $1.28 million.

Located at on Sunrise Boulevard, the 0.79-acre property includes a 2,455-square-foot primary residence, a second detached home with its own address at 8035 Sunrise Blvd., and a detached two-bedroom, two-bathroom accessory dwelling unit, according to the property’s MetroList listing.

The main residence was originally built in 1950 and includes four bedrooms and four bathrooms. The detached second home measures about 1,200 square feet, while the newer ADU provides even more additional independent living space. Together, the three residential structures offer 10 bedrooms, and a combined living area of more than 4,500 square feet.

According to the listing, the property is zoned “Light Commercial (LC),” a designation that allows a range of commercial and mixed-use activities in addition to residential uses, subject to city regulations. Currently, the property is operating as a 10-bed Airbnb, generating $60,000 in net annual income. Financial statements are available for qualified buyers, the listing states.

The property includes landscaped grounds with mature trees and several outdoor gathering areas. Listing information also notes that the property has boat and RV access and storage, and a circular driveway.

Public records show the property originally sold for $199,000 in March 2012 then sold again in June 2012 for $67,500. Since that time, county records and listing information indicate substantial improvements have been made to the plot, including construction of the detached accessory dwelling unit and renovations to the existing residences.

The property was listed for sale in early July by Pamela Sanchez of Klassen & Associates.

The listing does not specify whether the three residences will be sold fully furnished or whether existing rental arrangements would transfer to a future owner.
