Indoor slide park signs lease for portion of Sunrise Mall property

A portion of the Sunrise Mall property owned by Ethan Conrad Properties could reportedly become home to a new indoor slide adventure park, according to a May 21 report from CoStar.

Missouri-based Slick City Action Park has signed a lease for a 33,500-square-foot space at the portion of the Sunrise Mall property owned by Ethan Conrad Properties, CoStar, a major commercial real estate data and analytics company, has reported.

The report dated Thursday, May 21, indicates the lease was signed for a space located at 5900 Sunrise Blvd. A Loopnet lease listing for the three-story former Sears building also indicates that Slick City Action Park has signed a lease. Loopnet, a commercial real estate listing site, is also owned by CoStar.

The Sentinel reached out to Ethan Conrad, CEO of Ethan Conrad Properties, on Monday to confirm which specific parcel has been leased and is still awaiting a response.

The online commercial real estate listing indicates four total parcels are available at 5900 Sunrise Blvd., including the basement, and floors one and two.

Conrad paid around $7 million for the portion of the Sunrise Mall site at 5900 Sunrise Blvd. in 2022.

The free-standing, two-story former Sears Auto Center and Parts & Service building, located at 5840 Sunrise Blvd., is also listed for sale. The listing indicates that the building is 49 percent leased and that 23,800 square feet are available, as well as office space and an 8,500-square-foot showroom.

The 21 acres owned by Ethan Conrad Properties currently includes a new preschool and several electric vehicle charging stations.

Three other larger parcels on the southern end of the mall property owned by Conrad, located at 5900 Sunrise Boulevard, ranging from 54,000 to 58,000 square feet, are also listed for lease on Loopnet.

Slick City describes itself as the first indoor slide park, featuring giant dry slides with air courts, junior play zones, and event spaces for birthdays and other group packages, the company’s website says.

Another adventure park has also chosen Citrus Heights as its new home. FunCity, an east coast trampoline adventure park, has a new location on Auburn Boulevard at the Citrus Grove shopping center.

A minor use permit was approved for the new trampoline adventure park in the beginning of April 2025, city officials said, and interior construction and remodeling have been ongoing since then, with new front windows and glass double doors as the latest addition to the building.

In March, the City of Citrus Heights signed an Economic Development Partnership Agreement with sports venue developer The Mettle Shop to bring a sports center to the former Macy’s Men’s building on the opposite end of the Sunrise Mall property. The former Macy’s Men’s, along with most of the mall’s main building excluding Sears, is owned by Namdar Realty Group.

Tallen Capital Partners is in the process of purchasing the mall from Namdar Realty Group. The Mettle Shop is still in the process of compiling a finance plan and a formal project entitlement package.

Slick City nor the site’s broker has released an opening date for the new adventure park.
