A prominent anchor space located at 8525 Auburn Blvd., was recently listed on commercial real estate site LoopNet.

The 35,000-square-foot retail space, now home to FunCity Adventure Park and formerly home to Big Lots, was listed in mid-October. The 2-acre parcel and building are for sale, with the business remaining as a tenant.

The listing highlights the property’s close proximity to Interstate 80, and notes that FunCity has a 15-year lease, with a rent escalation schedule of a nine percent increase in year three, and a 10 percent increase in year six and every five years afterward.

FunCity has 100 plus locations in 18 states, the listing says, adding that the company has a “proven concept” model throughout the country. KeyPoint Partneres indicates that the company has over 100 locations across the US “open now, opening soon, or under agreement.”

The retail building was constructed in 1972 and significantly remodeled in 2025 when FunCity took over the lease and renovated the space to incorporate its indoor trampoline adventure park.

The kids and family trampoline park was approved in April 2025 by the Citrus Heights Planning Commission, and the center opened just over a year later following extensive remodel of the interior.

On the week of its grand opening, the adventure park suffered hundreds of thousands of dollars in vandalism to the building’s electrical system, which is shared with a neighboring building. While the vandalism delayed its initial grand opening, FunCity successfully opened in mid-June and is currently operating.

The Citrus Grove shopping center is currently anchored by California Burger, Jack in the Box, Gold’s Gym, a nail salon and a café. A future E-Bike Outlet is planned for the larger retail building adjacent to FunCity, which anticipates opening sometime in 2027.
