A medical office building in Citrus Heights that previously housed an eye surgery center has been listed for sale for $1.625 million, according to a commercial real estate.
The building, located at 5959 Greenback Ln., #300, is 6,250 square feet and includes a two-room ambulatory surgery center, according to the listing from commercial real estate firm Cushman & Wakefield. The property has been on the market for about six weeks.
The single-story building was constructed in the 1980s and sits on a half-acre parcel near Greenback Lane, a major east-west corridor between Citrus Heights and Sacramento County.
The space includes 2,152 square feet of surgery center space, described in the listing as a fully functional, two-room ambulatory surgical center that was previously Medicare-approved. Another 1,000 square feet of adjoining clinic or office space could also be incorporated into the surgery center, according to the listing.
The property was previously occupied NVISION Eye Center, which had a lease extending through January 2028. However, the listing states that NVISION has vacated the property and is open to terminating the lease to allow a new owner to occupy the building.
The building is housed in a small medical business complex off Greenback Lane and includes other businesses such as a dental office and other health care offices. The complex sits across the street from a shopping center anchored by Grocery Outlet and Petco, along with multiple other shops, restaurants, and a veterinary clinic.
The property is being marketed as an opportunity for an owner-user or an investor interested in medical office space. The listing also highlights the existing surgical infrastructure as a potential source of value for a buyer seeking to operate a medical facility.
More information about the property is available through Cushman & Wakefield’s listing.
