A three-story office building near Sunrise Mall in Citrus Heights has been listed for sale with an asking price of $14.5 million.

The property, known as the Six Thousand Sixty Building, is located at 6060 Sunrise Vista Drive, located just off Greenback Lane between Sunrise Boulevard and Fair Oaks Boulevard.

The office complex totals about 101,873 square feet and sits on just over six acres, according to the commercial real estate listing.

The property is being marketed by Colliers as an investment or redevelopment opportunity. The listing states the building is currently fully leased with multiple tenants.

County records show the property is zoned BP, or business professional. The building was originally constructed in 1978 and later renovated in 1988.

The office building includes more than 500 parking spaces and is located within walking distance of Sunrise Mall and surrounding retail and restaurants. The complex is also in walking distance from multiple residential complexes.

Past leasing materials for the property highlighted conference facilities, on-site management, 24-hour access, fiber optic service availability and office suites ranging from small private offices to large office spaces exceeding 4,000 square feet.

Public sales records indicate the 6060 Sunrise Vista Drive property last sold in February 2023 for about $6.3 million.

The LoopNet listing does not indicate any planned redevelopment project for the site. However, the property is being promoted as both an investment opportunity and a potential redevelopment site because of its location near Sunrise Mall and other major commercial areas.

The city has spent several years advancing the Sunrise Tomorrow Specific Plan, which outlines a vision for transforming the aging mall property into a mixed-use area with housing, retail, offices and entertainment.

Previously in 2023, a public charter had expressed interest in opening a Citrus Heights campus at 6060 Sunrise Vista Drive, utilizing part of the building. Plans have since been halted.
