According to the current LoopNet listing, the building is currently occupied by the owner, with availability for a future user negotiable as part of a sale.
The property is located behind Public Storage on Tupelo Drive, near Antelope Road. The listing highlights freeway frontage, with signage visible from the interstate. The seller estimates 350,000 vehicles pass by each day.

The property has 22 parking spaces and about 80 feet of frontage along Tupelo Drive, according to the listing. The business sits on the edge of a large commercial shopping center between Public Storage and Fly Fishing Specialties, which have freeway signage visible to drivers passing by.

The $1.6 million asking price places the property among a handful of other commercial properties currently listed for sale in Citrus Heights. LoopNet’s current listings include another retail property at 6432 Tupelo Drive, which is located in the adjacent shopping center and listed at $2 million for two buildings totaling 11,000 square feet.
