Gutted, 3-bed home in Citrus Heights listed for $125K

A Citrus Heights home has hit the market for only $125,000, and is described as an “investor special” with a gutted interior.

The three-bedroom, one-bathroom home at 8248 Lichen Drive appears, based on listing photos, to be somewhere in the middle of a major renovation, with much of the interior stripped down to the studs.

The listing describes the property as an “investor special” that has been “completely gutted” and is ready for a full renovation. The interior has been taken down to what the listing calls a “blank slate,” leaving the next owner to complete the work. The property is being sold as-is. The listing agent is unable to represent buyers on this property.

The 1,002-square-foot home was built in 1960 and sits on a roughly 6,100-square-foot lot. It was listed for sale on Aug. 20 for $125,000, according to online retail site Trulia.

Photos accompanying the listing show just how much work remains. Rather than the finished kitchens, bathrooms and living spaces typically seen in a home-for-sale listing, photos show an interior that has been stripped of furniture and almost all finishings, except a ceiling fan in the living room, and what appears to be a furnished bathroom.

After only seven days listed as of Aug. 28, the property listing has had 8,176 views with over 600 saves on Zillow. Real estate site Trulia does not publicly list the number of visits, views or saves for property listings on the front consumer facing page.

At $125,000, the property is listed for about $125 per square foot. Nearby homes of similar size have recently sold for substantially more, including a three-bedroom, one-bathroom home at 8206 Lichen Drive that sold for $380,000 in February and a three-bedroom, one-bathroom home at 8205 Tanoak Way that sold for $395,000 in July, according to online real estate site Redfin.

Outside of the immediate vicinity of Lichen Drive, the average home values range in the mid $400,000’s to over $500,000, with Trulia estimating that the home sits at 262 percent below market value for the area within the 95621 zip code.

Photos of the backyard also show a need for landscaping maintenance.

Records show that the house was first sold in 1993 for $32,000, and then sold again in 2005 for $275,000. Since then the home has sold three different times, beginning in 2006, where it was sold for $312,000. Following that, the home sold two times in 2009 for $118,000 and $110,00.

The property reappeared for sale in August 2026 for only $125,000, now completely gutted.
