A 1.62-acre undeveloped vacant lot in Citrus Heights has been listed for sale for $299,000, according to a real estate site Zillow. The undeveloped parcel, located on Muth Lane near Oakwood Lane and Lauppe Lane is being marketed as a potential development opportunity.
The listing describes the property as “secluded” while still being close to existing residential neighborhoods, schools and commercial areas. The parcel is zoned RD-2 residential, according to the listing. The property also includes a recorded easement and topographical survey.
The land is partially wooded and currently vacant, with no existing structures on the site. Zillow describes the parcel as having partial fencing and gravel road access. Public sewer and water services are identified in the listing as available nearby.
According to the listing, the property could potentially be split into multiple residential lots, although any future subdivision would require review and approval by the city.
The property has changed hands before at substantially lower prices. Sales records indicate the parcel sold in March 2016 for $100,00. In 2021, the land was listed for $199,000 before it was later removed from the market.
Nearby properties on Muth Lane and surrounding streets are generally smaller residential lots with existing homes. Zillow estimates neighboring home values in the area currently range from the low $400,000s to more than $500,000 depending on size and condition.
The listing comes as housing affordability and land values continue to be major topics throughout the Sacramento region. Online discussions about local real estate prices have frequently reflected growing debate over rising property costs in Citrus Heights and surrounding communities.
